If you're wondering what a mortgage pre-approval actually is, what you need to bring, and what happens after you apply, this post walks through all of it.
I'm Sam Thompson, a mortgage broker, and this is meant to let you know what to do if you'd like me to be your loan officer.

Where I'm Licensed
I'm licensed in CA, FL, TX, AZ, CO, and UT (NMLS #1052267). If you're outside those states, I can't do your loan, but the education I share applies to homebuyers anywhere in the US.
What a Pre-Approval Actually Is
A lender looks at your real income, credit, and assets and tells you what you can borrow.
It's the difference between "I think I can afford $350K" and a letter that makes sellers take your offer seriously.
What It's NOT
- Not a commitment. You're not locked into me or any loan.
- Doesn't cost anything.
- I start with a soft credit pull.

What to Have Ready
- Last 2 pay stubs
- W-2s from the last 2 years (self-employed needs one to two years of taxes depending on how long you've been self-employed)
- Last 2 months of bank statements (the money you'd use for down payment and closing costs)
- Photo ID
What Happens After You Apply
I review it, usually same day or next. If something needs work, like credit, down payment, or timing, I'll let you know and give you the plan to get there.
