What home price could I get for a $2,000 mortgage payment?

Comparisons
So these are just estimates.
I based this on today's rates using mortgage news daily's website average rate of 6.5%
I assumed a 5% down payment
I assumed a 0.25% mortgage insurance factor (since this scenario doesn't have 20% down)
and I'm using average rates for property taxes and homeowners insurance for the state individually.
Under those rules, here are the home prices that could get a $2,000 monthly payment for you.
State Home Price DE $293,686 NV $290,821 HI $289,925 WV $289,623 ID $288,920 UT $288,495 WY $284,413 OR $277,494 AZ $277,229 CA $276,894 AK $274,529 WA $274,423 TN $274,311 ME $273,284 VA $272,383 NM $271,295 MD $270,575 SC $269,984 AL $269,741 NY $269,331 IN $269,018 VT $267,734 NC $267,153 GA $266,075 MA $265,724 NH $265,113 MT $264,622 MO $263,871 PA $261,597 CO $261,586 AR $261,442 RI $261,312 WI $261,099 OH $258,021 MI $257,653 MS $256,276 NJ $254,801 MN $253,423 CT $252,963 KY $252,317 ND $251,337 IA $249,235 SD $247,198 LA $239,910 IL $232,606 TX $227,993 OK $227,692 KS $227,035 FL $221,417 NE $211,334
I thought I'd include a chart to help you compare that to the average home value in the state.
For example, in Hawaii you might be able to keep your payment at $2,000 and get a bigger purchase price than the majority of the other states, but there is a huge discrepancy between the average home value, and what a $2,000 payment can get you.
Here's what I'm trying to say:
You probably can't find anything in Hawaii for $289,925
Part 2: compared to the state average home value

Part 3: sorted by states with the most realistic chance of getting a $2,000 monthly payment or less
Just to be clear, anyone can achieve a $2,000 monthly payment in any state if you have a HUGE down payment.
But under the rules I set for this example (5% down payment) here is the ranking of the states with the best chance of getting a decent home for a payment of $2,000 or less.
Ranking State 1 WV 2 AL 3 AR 4 KY 5 IN 6 IA 7 OH 8 MI 9 MS 10 LA 11 MO 12 OK 13 KS 14 WY 15 WI 16 PA 17 IL 18 AK 19 SD 20 DE 21 ND 22 NM 23 ME 24 VT 25 GA 26 TX 27 NC 28 TN 29 SC 30 VA 31 MD 32 ID 33 NE 34 MN 35 AZ 36 CT 37 FL 38 NV 39 RI 40 NH 41 OR 42 MT 43 NJ 44 UT 45 NY 46 CO 47 MA 48 WA 49 HI 50 CA
I counted it up.
only the top 11 states in this chart have an average home value to where you could realistically get a mortgage payment of $2,000 or less without putting more than 5% down payment.
