For the first one, I'm basing it on a 30 year term, a 6.5% rate to start (last average rate I saw on mortgage news daily's website) and then the savings on dropping it down to a 5.5% at the same 30 year with the lower interest rate and the lower payment.

This is the full savings over 30 years, if you never refinance, modify, or pay off the mortgage early.
