How to Buy a House in Utah with $0 Down
October 26, 2026
Video How-To
In this post I'll show you how to buy a home in Utah with $0 down. That can mean a loan with no required down payment, or a loan where down payment assistance covers it. I'll also show you what the monthly payment would look like.
My name is Samuel Thompson. I'm a mortgage loan officer, my NMLS ID is 1052267, and I've been in finance for 15 years, 6 of those as a mortgage broker.
Step 1: Find a home
Start at search.newbhomebuyer.com and click All homes. Then open Filters.
I searched for homes between $400,000 and $500,000, with 3 or more bedrooms and 2 or more bathrooms, in Utah County.
Let's check out this house in Springville, listed at $499,900.
A note on this listing: its description says it is being sold as-is and may not qualify for FHA financing unless it's an FHA 203(k) rehabilitation loan. The 6% assistance below needs an FHA first mortgage, so treat these numbers as an example of how the math works, not a quote for this house.
Step 2: Build your payment with down payment assistance
Scroll down to Build Your Payment. Let's say we're a first-time buyer, and toggle on Down Payment Assistance.
I used a 760 credit score, 2 people in the household, and $120,000 a year in income.
Step 3: Pick a program
There are 2 different down payment assistance programs we could look at here:
- The 6% assistance. This covers the minimum 3.5% down, plus extra to cover some of the closing costs.
- The 3.5% assistance. This covers the down payment only.
Let's start with the 6%.
Step 4: Add a seller credit
Let's say the seller will contribute $8,000 toward closing costs. This can vary depending on the market you're in and the house. If sellers are having a hard time selling their home, they're more likely to pay for closing costs. Right now we're at about 6.5 months of inventory in Utah County, so they might cover costs.
The numbers
Here's the monthly payment, which includes mortgage insurance, property taxes, and an estimate for homeowners insurance. It also includes the down payment assistance loan's own monthly payment, $190 here.
- Monthly payment: $3,863
- Rate: 6.375% (7.49% APR)
Below that is the total cash needed to close, which counts your down payment assistance and the seller credit.
- Cash to close: $77, after the $8,000 seller credit and $27,500 of assistance

Loans with no down payment at all
On the sidebar, click the down payment assistance guide to see the other options available.
Down at the bottom you'll see options that don't require a down payment: USDA loans, VA loans, and local credit union programs that also don't require a down payment for first-time buyers.
If you'd like to connect with an expert in these programs, click the Connect with a DPA team button at the top or bottom of the Utah guide and we'll help you get started. Outside Utah? Start with the down payment assistance guide for every state.

Example only. Figures are estimates from search.newbhomebuyer.com on October 26, 2026, for a $499,900 single family home in Springville, Utah, a 760 credit score, a 30-day rate lock and a 30-year fixed FHA loan of $482,404 ($490,846 with the financed upfront mortgage insurance premium), 3.5% down ($17,497), 6.375% interest rate, 7.49% APR, plus a $27,500 Utah Housing second mortgage at 7.375% for 30 years ($189.94 a month). The monthly payment includes property taxes ($240), homeowners insurance ($150, estimated) and mortgage insurance ($221). Utah Housing decides program eligibility, and the listing's own remarks say this home may not qualify for FHA financing. Rates change daily, and your rate, payment and costs may be higher.
