How Down Payment Assistance Works

I need to give a quick overview of how down payment assistance works. After that, the programs are listed.

With down payment assistance, you'll run into two different types:

  • A grant
  • A loan

A Grant

If we meet the qualifications up front, then it's money that does not need to be repaid.

A Loan

If the down payment assistance comes in the form of a loan, then pay attention to the three different types:

  • Repayable
  • Deferred
  • Forgivable

Repayable is just as most imagine. It charges interest over a certain amount of time, with monthly payments until it's paid off.

Deferred loans usually don't require a monthly payment, and typically don't charge interest. It's due in full when you refinance, sell the home, or when it ceases to be your primary residence.

Forgivable loans will disappear if you meet the criteria, which usually comes down to keeping the home as your primary residence for a specific amount of time.

Okay with that, here are the programs!

Oklahoma

Oklahoma Housing Finance Agency (OHFA) Down Payment Assistance Program

  • Assistance: Provides up to 3.5% of the home’s purchase price for down payment and closing costs.
  • Terms: Forgivable after seven years if the buyer remains in the home.
  • Eligibility: First-time and repeat homebuyers with a minimum credit score of 640; income limits vary by county and household size.

REI Oklahoma Down Payment Assistance (New Addition)

  • Assistance: Provides 3.5% to 5% of the loan amount as a true gift.
  • Terms: Gift (Grant). There is no lien filed, no second mortgage, and no repayment required.
  • Eligibility: Available to homebuyers statewide with a minimum credit score of 640 and a debt-to-income ratio under 45%. Income limits apply.

Cleveland County First Home Homebuyer Assistance

Oklahoma City Down Payment Assistance Program

  • Assistance: Provides up to $18,000 in down payment and closing cost assistance.
  • Terms: Forgivable second mortgage, forgiven after a ten-year affordability period.
  • Eligibility: Income-eligible individuals and families purchasing within Oklahoma City.

Oklahoma & Canadian Counties – HOME Program

  • Assistance: Offers up to $14,249 in assistance for down payment and closing costs.
  • Terms: Forgivable second mortgage, forgiven after a five-year affordability period.
  • Eligibility: Eligible applicants in Oklahoma and Canadian counties.

Tulsa Homebuyer Assistance Program

  • Assistance: Provides up to $5,000 for down payment and closing costs.
  • Terms: Forgivable loan. The loan is forgiven after 3 years of owner-occupancy.
  • Eligibility: First-time homebuyers purchasing within the Tulsa city limits (excluding some surrounding suburbs). Buyer must contribute 1% of the purchase price from their own funds.

City of Edmond Homebuyer Assistance

  • Assistance: Covers 50% of the required down payment up to $14,999.
  • Terms: 0% interest deferred loan. Repayment is due only when the property is sold, refinanced, or no longer owner-occupied.
  • Eligibility: Low-to-moderate income buyers purchasing within Edmond city limits.

Neighborhood Housing Services Oklahoma

  • Assistance: Offers a grant of up to $6,000 for closing costs + 100% financing options (no down payment required).
  • Terms: Forgivable grant (subject to a 5-year retention agreement).
  • Eligibility: First-time homebuyers (or those who haven't owned in 3 years) in Oklahoma, Canadian, Logan, and Kingfisher counties.
