How Down Payment Assistance Works

I need to give a quick overview of how down payment assistance works. After that, the programs are listed.

With down payment assistance, you'll run into two different types:

  • A grant
  • A loan

A Grant

If we meet the qualifications up front, then it's money that does not need to be repaid.

A Loan

If the down payment assistance comes in the form of a loan, then pay attention to the three different types:

  • Repayable
  • Deferred
  • Forgivable

Repayable is just as most imagine. It charges interest over a certain amount of time, with monthly payments until it's paid off.

Deferred loans usually don't require a monthly payment, and typically don't charge interest. It's due in full when you refinance, sell the home, or when it ceases to be your primary residence.

Forgivable loans will disappear if you meet the criteria, which usually comes down to keeping the home as your primary residence for a specific amount of time.

Okay with that, here are the programs!

Wyoming 

Wyoming Community Development Authority (WCDA) Home$tretch DPA

  • Assistance: Provides a second mortgage of up to $15,000 for down payment and closing costs.
  • Terms: 0% interest deferred loan. No monthly payments are required. Repayment is deferred until you sell the home, refinance, or pay off the first mortgage (or after 30 years).
  • Eligibility:
    • Must be paired with the Standard First-Time Homebuyer or Spruce Up mortgage products.
    • Minimum credit score of 620.
    • Borrower must contribute $1,500 of their own funds.

WCDA Amortizing DPA

  • Assistance: Provides a second mortgage of up to $15,000.
  • Terms: Repayable Loan. This loan has a low fixed interest rate and is amortized (paid back) over a 10-year term. You must make monthly payments on this loan.
  • Eligibility:
    • Designed for Repeat Buyers (or FTHBs) using the WCDA Advantage or HFA Preferred mortgage products.
    • Minimum credit score of 620.
    • Borrower must contribute $1,500 of their own funds.

WCDA Spruce Up Wyoming Program

  • Assistance: A purchase-plus-renovation loan that can be combined with the Home$tretch DPA.
  • What It Does: Allows you to finance the purchase price plus the cost of repairs (e.g., new roof, HVAC, plumbing) into a single affordable mortgage.
  • Eligibility: Perfect for buyers purchasing "fixer-uppers." Income limits apply.

WCDA Home$tretch DPA Loan Product

  • Assistance: Provides up to $15,000 in assistance.
  • Terms: 0% interest rate, no monthly payments; loan due upon sale, refinance, or after 30 years.
  • Eligibility:
    • Minimum credit score of 620.
    • $1,500 minimum borrower contribution (may be a gift).
    • Must be used with WCDA’s First-Time Homebuyer or Spruce Up loan products.

Wyoming Housing Network, Inc.

  • Services: WHN does not typically issue loans directly but is the primary provider of the Homebuyer Education courses required by WCDA and other lenders. They also offer financial counseling to help you get mortgage-ready.
